Canby, Oregon, continues to stand out in Clackamas County thanks to its unique blend of small-town charm, community spirit, and proximity to the greater Portland area. With a population of around 18,000, the city offers plenty of local amenities, from its popular downtown shopping district to various parks, a cinema, and a swim center. Homebuyers are also drawn to its friendly neighborhoods, numerous parks, local events, convenient access to the surrounding metropolitan area, and two rivers. A ferry service also takes commuters across the Willamette River to Wilsonville.

Canby, Oregon Housing Inventory is Dropping this Fall, But Remains Higher Than Average

Canby’s inventory rose consistently since mid-2022 with the increase of interest rates and its inventory peaked last fall. The spring 2024 season decreased inventory some as is usual, but instead of a fall increase in inventory (which is common), the inventory in Canby has continued to slowly decline.

This is likely good news for Canby and a promise for a strong spring 2025 season.

Canby, Oregon Real Estate Prices Remain Stable

In our time in real estate, we have learned that the strongest indicator of real estate pricing is the price per square foot. In 2024, like years past, Canby’s price is slightly lower than the Portland average. As of October, the price average is $290, lower than Portland’s current average of $320.

The reason for the lower numbers is partly due to location. Canby sits at the outer edge of the Portland metro area, putting it in less demand for Portland commuters. It also has a past of being a rural area even though it is growing more suburban today.

Both Canby and the Portland metro area share one trait over the last year: pricing has been relatively stable in this slower market. We didn’t see the price increases we typically do in the spring and summer, and while the average price is dropping slightly this fall for Canby and Portland, that is fairly normal for the season and hasn’t been sharp.

Canby, Oregon Average Days on the Market

As of October 2024, homes in Canby are spending an average of 88 days on the market, slightly lower than Portland’s average of 94 days. This number is higher than the last three years.

Canby, Oregon 2025 Real Estate Forecast

We expect the suburbs to outperform Portland city proper in 2025, as they have been outperforming the city center since 2020. With one interest rate drop already in the books and more to come (likely before spring 2025), we expect the market to be much hotter for sellers in Canby in 2025 with shorter days on market and overall price increases. We forecast the Canby real estate market to increase in price 5% in 2025.
