As of April 2025, the average price per square foot in Tigard is $301 and has remained relatively unchanged over the last two years, much like greater Portland. Portland’s current average sits slightly higher at $316 per square foot. This reflects Tigard’s appeal as a more accessible suburban alternative, and steady pricing signals healthy long-term demand and pricing resilience in the area.

Tigard, Oregon Housing Inventory Remains Steady

According to the latest Fidelity data from mid-April 2025, Tigard’s housing inventory sits at 78 active listings, varying only slightly from the same periods in 2024 and 2023. This stability is an improvement over Portland’s trend of increasing inventory over the last two years, indicating a continued healthy demand in Tigard. 

Looking at the data seasonally, the Tigard total is down slightly from a recent seasonal high of around 105 listings in early fall 2024. However, this follows a typical trend where inventory builds during late summer and declines as spring approaches. We should see increases in inventory totals through Summer. 

Average Days on the Market Continues to Trend Higher

According to Fidelity data, Tigard’s average number of days on the market as of mid-April 2025 stands at 164 days. This is a substantial increase from 108 days in April 2024 and 97 in 2023.

When comparing Tigard against the Portland average, Portland’s days on market sit at 95 days, showing a faster turnaround. Portland’s days on market average has remained relatively stable in recent years (but still slow). It is possible that a few lingering Tigard listings are skewing this chart as there isn’t a lot of inventory in the area to balance things out (low inventory at the moment) and a few of the listings there have been sitting a long time.

Looking ahead, the Tigard real estate market should remain relatively stable through 2025, with modest price growth and steady inventory levels. Inventory should climb gradually into the summer months but not at a pace that would dramatically alter the market until we get to fall.

While buyers are taking longer to decide, Tigard continues to attract interest thanks to its desirable location and lower home pricing than the Portland average. If interest rates remain high, the slower sales pace may continue throughout the year, but if rates decline, we could see a shift to stronger buyer competition and higher home pricing. As of now, all signs point to a stable 2025. 

We expect property values to continue to slightly rise in Tigard, Oregon in 2026, forecasting a 1-3% price increase in the next year.
