West Linn Real Estate Market, 2022 Update and Forecast

West Linn, Oregon Average Real Estate Sales and Listings

From the January 2022 RMLS report, we learned the following.

  • Average Sale Price: $1,054,400, +21.9% from January 2021 (Combined Report w/ Lake Oswego)
  • Active Listings: 61 (as of January 31)
  • New Listings: 83
  • Pending Sales: 78, -35% from January 2021
  • Closed Sales: 82

West Linn outdid all of Portland and its surrounding suburbs (except for Mt. Hood) in terms of real estate price increases. Here’s how the numbers compare.

  • Portland—12.48% (Average of all four quadrants)
  • Gresham/Troutdale—19.9%
  • Milwaukee/Clackamas—15.3%
  • West Linn/Lake Oswego—21.9%
  • Beaverton—16.5%
  • Tigard—14.9%
  • Hillsboro/Forest Grove—14.6%
  • Mt. Hood—33.5%

Fidelity National Title reports that homes in West Linn are taking longer to sell, but that’s to be expected with higher priced real estate and the general winter slump we see every year. The image below shows how homes sold faster during the spring through summer and early fall, as we would expect.

West Linn is also experiencing a drastic drop in inventory, as is the rest of the Portland metro area and the country as a whole.

At the writing of this article, Fidelity reports there are 19 homes for sale in West Linn. Here’s how this number compares with the Portland metro area.

While inventory is low, prices keep increasing, and sell times are slow, West Linn is mimicking Portland in its overall movement of real estate.

West Linn 2022 Real Estate Market Forecast

With spring just around the corner, we expect that things will pick up soon, and while prices are going to keep rising, they’ll likely do so at a slower pace. We predicted that the entire Portland real estate market will rise by 8% in 2022, but just as West Linn beat the city of Portland in 2021, we expect it to do so again in 2022. Our forecast for housing prices in West Linn in 2022 is a 15% increase.
