Most folks know that the real estate agent commission is typically split between the buyer’s agent and the seller’s agent. What most folks do not know is the split varies, it is not always, not even typically 50 / 50. Your seller’s agent could be offering a lower or a higher rate of commission to the buyer’s agent. Locally this buyer’s agent commission is advertised on the RMLS, our local multiple listing service, and it is not something the public can view. Average buyer’s agent commission in Portland 2018

So what does the buyer’s agent receive on average?

In the last 3 months (Jan. – March. of 2018) 2,210 homes were sold in Portland as recorded by RMLS. Of those 2,210 sales:

  • 2.5% buyer’s agent commission was offered 1889 times, about 86% of the time.
  • 2.25% buyer’s agent commission was offered 118 times, about 5% of the time.
  • 2.7% buyer’s agent commission was offered 98 times.
  • 3% buyer’s agent commission was offered 10 times.

Other buyer’s agent commission rates were offered, but I could only find a handful of results for other values. If I had to venture a guess after looking at all these numbers, the average buyer’s agent commission in Portland is close to 2.4%, just a touch under 2.5%. The Balance.com says national buyer’s agent average commissions range from 2% to 3% depending on the locale.

Million dollar plus, home sale buyer agent’s commission.

In the same time frame there were 61 Portland home sales over 1 million dollars.
Of those 61 sales:

  • 2.5% buyer’s agent commission was offered 44 times, or 72% of the time.
  • 2.25% was offered 11 times, or 18% of the time.
  • 2.7 was offered 3 times and 3% zero times.

In higher home sales it appears to be more common to offer a buyer’s agent commission under 2.5%. Similarly here, other commission rates I tested were also offered, but each value only had a small handful of results or none.

All real estate commissions are negotiable.

There is no set standard. This is true for listing agent commission and also for buyer’s agent commission. Be sure to understand the difference and ask your agent what their rates are.
